PARKING AND TRAFFIC
Complying with planning policy
The development adheres to Policy 30 of the Bromley Local Plan by providing 38 parking spaces, which fall within the maximum range outlined in the London Plan. The proposed parking provision is well-justified for the scale and nature of the development, promoting sustainable transport options while ensuring sufficient parking for operational needs. A Travel Plan and cycle parking facilities support sustainable transport practices.
Traffic management
Our proposal outlines a modern employment development of small-scale units tailored to accommodate a diverse range of users. These units are designed to meet the current demand for flexible commercial space within an urban setting. Therefore, heavy goods vehicle (HGV) traffic is expected to be minimal.
On-Site parking
On-site parking is being provided in line with both Bromley's and Greater London's policy objectives. The design seeks to support more sustainable modes of transport.
Parking Strategy
The parking provision has been carefully aligned with the Bromley Parking Strategy. Reducing the number of spaces helps to encourage the use of public transport, walking, and cycling, strategies outlined in our traffic and highway safety plans.
Preventing local parking overspill
To protect residential streets from overflow parking, businesses within the development will not be eligible for permits in the local Controlled Parking Zone (CPZ). This ensures that employees and visitors cannot park on the surrounding roads.
Supporting sustainable travel
We are not required to make any additional road infrastructure improvements. Instead, we’re investing in enhanced on-site facilities to promote active travel, including secure cycle storage and shower facilities for cyclists.
Pedestrian safety
Pedestrian safety is ensured by existing dropped kerbs and crossings and further enhanced through reduced traffic levels. We've cut the number of places where cars cross the pavement from 6 to just 2. This makes it safer and easier for people walking or cycling, especially along College Road, where there will be no crossings at all.
