PRIVACY AND VISUAL IMPACT
We have considered how our new design integrates with the surrounding homes and improves the privacy of our neighbours on Hammelton Road.
Design
Following consultation, we have amended the design so that buildings are set further back from the road, especially along College Road and Farwig Lane. This allows for extensive landscaping, including 11 new street trees and soft planting, creating a more pleasant and walkable environment. The revised layout respects the historic building line and brings the scale of the development in line with surrounding properties.
Respecting privacy
The current building overlooks the rear gardens of nearby homes. We have updated our designs to improve privacy. Only the stairwell windows face toward Hammelton Road. These will be glazed with obscure glazing to ensure full privacy.
Light impact
We have considered the impact of light pollution. All site lighting will be carefully directed to focus solely on operational areas. There will be no light spill, ensuring minimal impact on surrounding areas and preserving local night-time character. No light spill into surrounding properties is expected, and our independent assessment indicates that the impact of light will be negligible or non-existent.
Increased screening
We have made a slight adjustment to our proposed treatment of the Hammelton Road boundary to add more green space and improved landscaping to help screen the new units. This has resulted in a modest increase in building height, overall, it will improve the look and feel of the site.
